Job Title: Property Manager (Commercial)
Salary: $70k - $80k base (depending on experience), plus 10% bonus and good benefits
This is an in-office role, in Broward County, (M-F) NOT hybrid or remote, with occasional travel within FL
Reports To: Director of Operations
Job Summary:
The Property Manager is responsible for the overall management of commercial properties. This includes ensuring high levels of tenant satisfaction, maintaining the property in good condition, and maximizing occupancy and profitability. The ideal candidate is organized, detail-oriented, and customer-service focused with strong communication and problem-solving skills.
Key Responsibilities:
1. Tenant Relations
- Serve as primary contact for tenants; respond to inquiries, requests, and complaints promptly and professionally.
- Manage lease move-ins and move-outs.
- Enforce lease agreements and handle tenant disputes and resolutions.
2. Property Maintenance
- Conduct regular property inspections to ensure maintenance standards are met.
- Coordinate with maintenance staff and vendors for timely repairs and upkeep.
- Maintain records of maintenance work and schedule preventive maintenance.
3. Financial Management
- Collect rent and other fees, and manage delinquent accounts.
- Assist with budget preparation and ensure operating expenses are within budget.
- Approve vendor invoices and maintain accurate financial records.
4. Compliance and Risk Management
- Ensure properties comply with all applicable local, state, and federal laws and regulations.
- Maintain proper documentation including leases, inspections, and insurance.
- Handle emergency situations appropriately and develop contingency plans.
Qualifications:
- Proven experience as a property manager or in a similar role.
- Knowledge of property management software (Yardi).
- Strong organizational, communication, and leadership skills.
- Ability to multitask and work independently in a fast-paced environment.
- Familiarity with housing laws and regulations.
- High school diploma or GED required; Bachelor’s degree preferred.
- Property management certification (e.g., CAM, CPM) is a plus.
